"Can you work with me in Nova Scotia?"

"Pardon me?" I replied. "Nova Scotia! We've decieded to move back to the Maratimes from Salmon Arm to be closer to my family. We really enjoyed working with you last time, can you help us again?". I paused, then then replied, "20 years ago it would have been real tough - today though? I don't see why not!"

Mortgage brokering has changed dramatically in the past couple decades. Heck, COVID19 changed the way millions of Canadian's do business every day - fortunately, we'd already been on that path. As of 2017 Tekamar had gone paperless.

At Tekamar, we offer digital mortgage services that make it easier for our clients to get a better deal on their schedule. Our clients can choose to meet with us in person at our office, or they can use a mix of phone/video calls, emails, and our digital portal to communicate with us. Plus, we work directly with other professionals, such as accountants, lawyers, and realtors, to get the documents and information we need to help our clients. This saves our clients time and hassle by allowing them to avoid the need to collect and share documents themselves.

Even though we can complete deals without meeting clients in person, Tekamar maintains office space in Salmon Arm and Revelstoke. We understand that some clients prefer face-to-face meetings, and we value the ability to offer that option. This gives our clients the choice to meet with us in person if they want, and it gives them peace of mind knowing that, unlike mobile brokers, there is always a physical location they can visit if they have any issues or concerns. We believe our clients appreciate this approach as well.

While the method of communicating - or even the timezones - may change, how we broker mortgages does not. Each mortgage follows a fairly standard process. Your experience may change a bit, but will likely feel similar to the list below.

Our mortgage process:

  1. A short, initial chat (phone call or email works best here) where we figure out your needs, and how we can help.
  2. Next up, an application is completed - either in-person, online or over the phone.
  3. If in person, or over the phone, once the app is complete, we review it and work out the best approach. At this point we explain all your options.
  4. Decision time! After figuring out options, we help you choose one and start the process of completing the mortgage.
  5. Next is documents - we work with you to get together most of the documents the bank will need.
  6. Once we have all the documents, we submit the mortgage to the bank for approval.
  7. Once approved, we work with you to satisfy lender requirements, including any additional documents needed, appraisals, and inspections.
  8. Finally, once the bank signs off on all lender requirements, we'll stick with you tying up the lose ends right until closing with your lawyer.

Tekamar Mortgages works across BC, and well, Canada really. We have brokered deals in every province except Ontario, Newfoundland and PEI. We've even managed to help people with their mortgage problems in two thirds of the territories (but we'd love to help a Nunavummiut!).

The reality of course is that most of our deals are a lot closer to home. Based on where our referals come from, and where our brokers have lived, the vast majority of our clients work with us in British Columbia and Alberta.
