Well howdy, homeowner!
Not every home is a forever home. We get that. In fact, a study done by the Canadian Association of Accredited Mortgage Professionals estimates the average Canadian will own 4.5 to 5.5 homes in their lifetime. They found that each year, around 620,000 Canadian families will move into a new home. While we don't envy the packing, the unpacking and the trying to convince your friends to work for pizza, it's pretty exciting when you're taking the next step for the house that better suits you!
How can we help?
Whether you're upsizing, downsizing, buying something with some land, or just moving for work, don't worry - we've got your back. We've helped hundreds (or more) clients move from one home to another. We'll work with you and your realtor(s) to make sure that the dates line up properly so that money is moving on the correct day. Some of the factors we work with to make your big move a little bit easier:
- Co-ordinating with lawyers, realtors and appraisers on your behalf.
- Working with you so you know exactly how much you can afford on the next place.
- Comparing and discussing the option of porting versus a new mortgage
- Making a plan with the goal of you being mortgage free sooner, even with a bigger mortgage.
If you've found a place to buy before you've sold, or want to move in before you sell, we've even got mortgage products that can make that happen as well.
When should we chat?
As early into the process as possible. It gives us a chance figure out if locking in rates makes sense. It also gives you a specific number for pricing on how much mortgage you qualify for at current rates. If you're considering making a move, get in touch sooner than later - it costs you nothing and might just save you a lot!
